A home insurance policy is a basic contract between the homeowner and the insurance company. The insurance company agrees to pay the homeowner in the event of certain financial losses related to damage to the home. The insurance policy only covers a particular period of time (usually one full year) and then must be renewed or another policy purchased.
Most home insurance policies are customized to fit the policy holder's needs. The deductible amounts, the coverage amounts and even the situations that are (or are not) covered can change from home to home and from year to year. It is important that a homeowner take the time to read over the entire insurance policy before agreeing to pay the premiums.
Once the initial home insurance policy is purchased there may be a need to purchase supplemental policies. Traditional home insurance DOES NOT cover flooding and so a supplemental flood insurance policy should be purchased for homes that are built in areas in or around the 100 year flood zone (many mortgage companies are now requiring that supplemental insurance). Homeowners with valuable collections or expensive art work may also want to look into supplemental coverage for those items.
Home insurance does not have to be complicated or confusing. Take some time to read through the policy and then look at supplemental policies to fill in any gaps that may occur.

Starting with the basics
Do you consider yourself accident prone?
What type of property do you live in and do you have any collectibles or just simple, basic furniture?
Are you living in a flat or bed sitter?
Do you have children?
Do you own the buildings?
Maybe you just need to insure the contents of the building?
Bear in mind that you need to choose (for both buildings and contents) if you need, and can pay for, accidental damage cover or if you can accept just the normal risks. .
These days, most of the companies offering online home insurance calculate the minimum value of a building based on the type of building and number of bedrooms combined with your post code. You are then allowed to increase this valuation if your house is particularly well preserved or if it has additions such as a conservatory or converted loft. You should remember that this estimate is for the cost of having the house rebuilt, it does not include the cost of the land that the house is built upon.
When considering the contents there are two options. You could write down a list of all of your possessions and note beside it the cost of replacement (we're presuming that you have 'new for old' cover). If that sounds like an overwhelming task then you might consider a 'bedroom rated' policy i.e. the number of bedrooms in the property is used to determine the level of contents valuation. It saves a lot of work but you might be paying out a higher premium for higher sums insured than you need to.
Next, you should consider all those special and valuable items you have. When considering any valuable jewellery, antiques or works of art, we always suggest that you have them listed as specified items on your policy. This will add to the policy cost but it is well worth it. Before listing them, get a professional valuation for each piece (and if jewellery, gem checked) and get a photograph of each piece. Similarly with laptop computers, expensive camcorders, PDA's,bicycles, Ipod's and so on. Indeed, anything of value that you take out and about with you.
Fourth, I recommend you include cover for unspecified items away from the home. This option should also give you accident damage cover for these items within the home. This is essential cover for everybody that ventures past their front door! It also covers you for your basic luggage whilst on holiday thus providing savings on your travel insurance. And what's more,the cover is better! (Travel insurance providers always pays indemnity - they take off wear and tear. Your unspecified items cover, if you follow my advice, is 'new for old' - except clothes).
Fifth - liability cover. In this age of blame culture this is essential. It is always provided free with your other cover. Make sure you have it on both buildings and contents if you are an owner. If you do not own buildings, then the liability cover on your contents policy is perfect on its own. It's a bit like having 'third party' cover on your car (although not compulsory by law).
Lastly, there are the extras that many insurers now provide. Services such as emergency assistance providers or free legal help sound like a good idea but you really shouldn't let these extras affect your buying decision
Now all that's required is to buy the cover you want. Chose an insurer that has a good reputation, even if it costs a little more. (All of the insurers featured on our site have a good reputation !)..and of course they offer superb value for money.
