Pune Real Estate Profile

By: George Gonigal

Pune is one of the most popular student cities of India. The city is known for its pleasant temperate climes, cultural potpourri (owing to the zillions of engineering and MBA colleges in the city) and a vibrant property market. Burgeoning construction activities have ensured that Pune adds the neighbouring rural areas under its urban span. However, this ultra-fast speed of development is causing an extra pressure on the existing infrastructure that is already rotting.

Pune's infrastructure maintenance and development is looked after by the Pune Municipal Corporation (PMC). The PMC is efficient tin its own terms but certainly can't keep up the pace with the hap-hazard development happening in Pune. The ongoing construction activities has added posh villas, plush office spaces, grand shopping spaces but has done little to improve the local infrastructure of the city. The condition of roads remains pathetic. Private property builders have tried to maintain the civic infrastructure but their activities are restricted to the areas of their interest, which are primarily the areas where their projects are located.

Pune has the scope of expansion in all direction, unlike Mumbai and Thane where the city limits can be expanded only in linear manner. And this adds more pressure on the civic authorities. One must notice that while building sky scrapers adds to the city's glitz and glamour but shoddy roads, bad drainage system, and faulty electricity disbursal shoo away the investors and elite residents.

As is the case anywhere, upcoming Pune property development areas like Aundh, Kothrud, Mundhwa and Kondhwa still retain their rural essence. Narrow roads lead to the 2-3 storey buildings, where mostly students or low-income households stay. Small eating joints, local hang-out zones are scattered all over the place. There concept of 'parking space' is absent as there are hardly any dedicated parking spaces and people park their cars and mobikes anywhere along the road side.

However, prime areas like Koregaon Park, Deccan Gymkhana, Model Colony have a different alignment al altogether. These areas have posh villas, palatial residential properties owned by the who's-who of the city. The roads here are wide and spacious. These areas house some of the best shopping arcades in the city.

The situation for entire Pune will improve only if the authorities take a not of situation now. They should take special care of the sub-urban areas as this is where most of the population lives. Also, the citizens could form some auxiliary body tat could help the authorities in implementing decisions
