Now is not the time to be looking to flip a house fast. It's a great time to get some amazing deals on home purchases, but make sure you're going to be able to hold on to that home for a while. If you have to sell immediately, you could lose money. The longer you hold onto your new home, the better the chances that it will gain significantly in value.

Home Buying Tip No. 2: Get to Know the Neighborhood

The home you are looking at may be beautiful and the neighborhood may seem great at first glance, but the community is also important. Take the time to meet some of the locals. Gauge the general atmosphere in the area. Find out about the local school system if you have children. Find out about access to facilities like banks, supermarkets and post offices.

Home Buying Tip No. 3: Get Your Credit Straight

Lenders look at your credit report to set the rate at which they will offer you a mortgage loan. The greater risk you are, the higher your mortgage rate is likely to be. If you take the time to budget yourself and work on getting your credit under control before applying for a mortgage, you can save big money in the long run.

Home Buying Tip No. 4: Get the Home Inspected

While a home inspection is part of the buying process, it's a good idea to have your own, private home inspection done. A private inspector may locate areas in need of repair that others may have missed. He may also be able to identify potential areas that may require expensive repair later.

Home Buying Tip No. 5: Take Your Time

Your home purchase is not one you should take likely. Discuss your options with your family members. Be open and honest about your finances and whether you can really afford to buy a home at this time. Waiting to purchase a home for when you are truly ready may be frustrating, but jumping into the housing market too early can create long term repercussions that most people would prefer not to face.
