Preperation not Renovation

There seems to be a way of thinking in this industry that it is necessary to renovate a home before selling to improve the asking price. Unfortunately most people do not really take the time to think about the property they are selling. Renovation is costly and it can cut into your bottom line like nothing else. I agree that if there are parts of the home in disprepair or that are simply not attrcactive then fix them. If renovation is the only recourse then go right ahead. However, if renovation is not absolutely necessary then why bother? Intelligent preperation and home staging can make almost any home look like a show home in a lot less time than it takes to renovate.

As anyone who has ever renovated a home in the past can tell you, things hardly ever go according to schedule.

If you have a time concern with selling the home then renovations can be a highly stressful undertaking. Rather than spending a bunch of money on renovations that may or may not increase the asking price of the home contact a professional home stage and see what they have to say about the stste of your home. Proper home staging can make a house look entirely different from it's day-to-day look. Home stagers are design professionals and many of them have a standing inventory of furniture and art that they can utilize to change the appearance of a home. Sometimes this is all that is necessary to make a home into a property that will sell quickly. Here is the question; "If you do renovations, how much do you stand to see in profit after the dust has cleared?" Of course we have to consider the cost of renovations, materials, labor and so on. And we must be scrupulously honet and realistic about how this will augment the asking price, or should I say; the closing price?

Taking time to plan your sale never hurts and recognizing the fact that renovations are sometimes unnecessary is a big part of the process. Staging, however is becoming more and more necessary. Homes that are showcased properly tend to fetch a better price and sell quicker and buyers recognize the mark of a home that has been properly presented for sale.
