Using the Summer to your Advantage

This is a great time of year. The sun is shining, the weather is great and it is the perfect time to sell your home. Many home sellers actually wait until this time of year to sell their homes as the environment is perfect and also, this is the time of year when buyers are really looking and wanting to buy. Statistically the months of June and July are hot as buyers with kids are looking to get moved in and settled before the kids have to go back to school in September. This means that as a home seller, this is the time of year that you want to have your home in perfect condition and on the market to take advantage of the availability of these buyers. Summer is also an ideal time to get any renovations and cosmetic fixes taken finished, but in order to get the home on the market at the right time you will have to start these projects early in Spring.



Early spring is a great time to start these kind of projects so that your home is in tip-top shape for the summer markets. Try to think about what you would like to change in the home. Now remember, you have to think in terms of what buyers would like to see in a home. So the place to start is with anything that is not up to snuff. This means redoing and remodeling old outdated rooms and ensuring that everything in the home works as it should. Once these changes are made then you can start thinking about major renovations and cosmetic fixes. These kind of fixes can increase the value of a home quite nicely but you must remember that these fixes are a moot point if the rest of the home is not in good condition. Too many times have we seen people ignore glaring problems with a home and do renovations that under normal circumstances would be hot selling points.

Summer and Spring and great times to increase the curb appeal of a home. with the beautiful weather that we enjoy in Austin, the outdoor portion of most homes see allot of use year-round and especially during these months. It is important to spend some time increasing the usability of the yard and outdoor amenities of any home to capture the hearts of buyers. Fenced yards are a big bonus as they grant a level of safety for families with kids by providing a safe and supervised play area. If the home has an old fence, replacing that fence can go a long way to catching a buyers interest. Not to mention that a new fence looks much better than an old tired one. Think about safety in renovations and buyers will appreciate the concern.
