Is your Home Looking Tired?

By: Cj deHeer

The real estate market has seen no shortage of tired looking old homes. Many buyers can easily get tired of looking at older homes that have the same appliances, the same cupboards and the same layout. If you are an owner of an older home and are looking to sell, you might want to jazz up your home with a few renovations in order to garner more interest. Fortunately most older homes are possessed of a quality of building that is rare these days and that is a great platform to start on. Older homes typically feature a more defined room layout than newer homes. The recent craze with open floor plans has given newer homes a different feel and many people enjoy the older more stately style.

Older homes are subject to some wear and tear in specific rooms. The kitchen and bathroom are good examples of this as well as the den or living area. Let's have a look at some easy upgrades that can bring buyer attention to these areas.

Kitchens - The kitchen is the most used room in almost any home. It's the meeting place and the center of family life. An old outdated kitchen never scores high points on any buyer's scale so it is one of the best areas to upgrade on any home. Start by considering the condition of the appliances. Are they a little out of date? A good way to tell would be if they are avocado green. If so consider replacing them. New appliances lend a shiny new feeling to a kitchen and it is one of the things that most buyers look for in a home. While you are at it, think about a new countertop and flooring. If the home is older it is likely that the floors and counter have seen better days.

Bathrooms - The bathroom is another highly utilized area that is prone to wear, tear and specifically; water damage. A new bathroom can add a lot of value and appeal to a home as old bathrooms can easily bear the marks of years of usage. A new toilet, countertop and sink can be purchased and installed for relatively little money in comparison to the money that a new bathroom can generate during a sale.

Dens - The den is a fairly simple area to renovate. Replacing the floors and painting the walls can do wonders for a home's value. When putting in floors try to pick a surface that will stand up to a lot of traffic and use. Try to make the room as welcoming as possible as this room is a high priority to families.
