Selling a home is a highly stressful and highly lucrative thing. With real estate having developed into one of the most desirable investment industries in the country, there is an abundance of home buying and selling going on. Birmingham is no exception to this trend. With such an interest in the world of real estate, it has become critically important to observe several steps when selling a home. A great tool for this is called a CMA or comparitive market analysis. This assessment done by a realtor will compare your home with similar properties that have sold recently or been listed recently in your area.

This will give you a good base line on which to price your home.

The advertising and public coverage of your home will be handled by your realtor, this leaves you with the task of preparing the home for showing. Now there are 2 distinct ways of doing this. You can do it yourself, or you can hire a home stager to prepare it for you. Just remember, if you hire a stager, you will have to keep the home exactly as they have left it for as long as it takes to sell. In an ideal world this would be easy, but then again in the ideal world there may not be kids, pets, and the like. If you are able to keep the home in pristine condition after staging, great! If not, then you may want to tackle the staging yourself. Doing this yourself is not only more cost effective, but it can be done immediately before every showing to ensure that the home is ready to go before each group of viewers arrives. Staging goes beyond simple cleaning and moves directly into presentation of a home. A home viewing is an experience that is designed to create a want or need for the property in question. People should walk into the home and think "ok, I want to live here."
