How to Build a House in Europe?

ok. let`s start. So you want to build a home or house in Europe. Have you already choosed project? have a vision? read this guide which will improve you knowledge about most important thing in development.

1. Localization
Even the best localization cannot fit your needs. Nice landscape, mountains, lake etc. cannot be on the first plan of your "needs". Most important is usability! Also plan further for next 10 - 15 years. You should focus on:
- connection to downtown
- connection to your job office.
- where are stores
- police, firestation, emergency
also if you build house few kilometers/miles from the downtown check if in your area any investition is planned (such like factory of tires etc.)

2. Choosing own piece of earth
What you have to plan here are localization of estate near medias. Using word medias I mean energetic lines, water pipes, phone/internet lines etc. Before you begin to build a house have to contract all these things with rules of exploration of them. Also you should check if the estate has a "build permition status". Changing law at this point and getting permition to build a house if estate status is "farm estate" could cost lot of time (approx. 2 - 3 years).

3. Plan of real estate scheme
This is what you should ask for. To get permition to begin building you have to get scheme of building architecture in your area. Then put your project to fit the rules of it. And send to nearest govern office so they accept (or not) your new plans.

4. Buying an estate
Here you should sign notarious act. Also you should read the book of real estate history. Buying earth without and history of it will take a huge risk.

5. Project of house
On whole project contains
- plan of house
- plan of architecture organization
This kind of document can sign only a permited architecturer. Befoter you will contract this kind of job remember to give him plan of "building project destinations"

6. Getting a permition to build
You should send your project to nearest govern office. What you have to include are:
- project of building
- document about permition to manage real estate
- opinions and reviews about the building (from engeneer or artchitect)
- decision about management of building in your area/zone.

After 2 months you should get permition. After 2 years after your permition will expire so you should begin to not pass this deadline.
