Even with a decrease in foreclosure activity for the 2nd quarter of 2008, Colorado still maintains its rank as 5th among the states who have been reeling from foreclosure problems. The culprits for this real estate meltdown are the subprime loans and adjustable rates mortgages that people took advantage of. Many Denver foreclosure homeowners became negligent because of extenuating circumstances like health problems and job lay-offs. Many were blinded by the possibility of having extra cash that they got in over their head and are now realizing that because of this “ignorance" they may end up losing their homes.

It’s not a pretty picture especially when you think about the effects this situation will have on the community itself. These Denver foreclosure homeowners have ended up renting smaller, sometimes inadequate housing units just to have some sort of shelter. Others have ended up with their relatives or resorted to a divided family just to make ends meet. The houses they vacated remain a blight to the neighborhood and are in danger of vagrancy and looting. It’s a good thing though that the government, both local and federal are initiating steps to curb more foreclosures and encouraging at-risk homeowners to coordinate with their lenders to negotiate for better payment deals.

Buyers will have a lot of choices from these Denver foreclosure homes. What’s important to know is that these foreclosures ended up flooding the market with attractive, well-tended homes that need only a minimal amount of repair. If the house that you want is in a state of disrepair, but is priced within your budget, you may even qualify for financial assistance from the government in order to repair and renovate your home. The government and the community both agree that making these homes livable and pleasant is imperative to encourage activity in the neighborhood. Ask around, surf the internet for websites that offer foreclosure assistance services so you’re better prepared.
