There are always new buildings being raised and no matter where we travel we will always run into them. Office buildings are expanding and as companies get bigger, they need more room in order to operate. Therefore, the construction industry is always booming along with the economy. That being said, the construction industry may also be crashing if the economy is. Nevertheless, construction is an important part of the economy and many things happen in this industry before the first hammer is nailed.



Need

For construction to take place, there always has to be a need, be it a new growing company has to make room for it's new employees, or someone's want of a bigger house. These wants direct these different of people to act. This is what happens: Purchase some land (or use land that you already own), find a building permit, get a general contractor, get subcontractors, and start building.

Territory

Depending on the type of project, the land that needs to be acquired will vary.. The government has designated different areas as certain types of land. First their is industrial land. Second there is commercial land. Finally, there is residential land. It must be made certain that the right land is being used for the right type of job.

Many times there is no need to get new land. For example, if someone just wants to remodel or add-on to their home, the land that is required for this has usually already been purchased.

Permits

Once the builder has land to start his construction project, he is obliged to find the necessary permits. More often than not, the builder only has to find a building permit, but if a skyscraper is being erected, the builder needs to get other permits such as a broadcasting permit from a broadcasting authority and more registration from aviation authorities.

These show that the building project is safe, and that they builder has taken into account any other considerations. They allow for the builder to start his construction job.. If this step is overlooked, the construction project may be destroyed if it cannot be made to the appropriate specifications.

A general contractor is vital to the success of the construction project as he/she is responsible for the subcontractors and to make sure they get their jobs done.

Subcontractors

Many times the different construction projects will be divided up by subcontractors. One the general contractor is hired, the subcontractor will come to the job ready to make a bid to a builder. There are many different jobs that subcontractors do, and they came from many different industries. Some do flooring, others do pipe work and others help with the electricity. The builder usually doesn't just wait for subcontractors to come to him, even though many do. He or She will also go out and find subcontractors for him or herself. A lot of times, subcontractors will even use a building permit to create a construction lead.

When all the minor details have taken place, the actual building can start. No matter what type of construction project it is, there are always a good amount of professionals coming together to do the most excellent work. As with any project, there always seems to arise unforeseen problems. However, this is why so many professionals are hired in order to get the job done. They must be ready and willing to innovate and come up with new ideas and solutions for any problems that may and most likely will arise.
