Everyone dreams of relocating to the sunshine state - especially in the winter when the rest of the country is freezing! However, finding the perfect Florida beach house can be a difficult task. There are so many variables from which to choose and every family has different needs. A list of priorities can be an invaluable tool when making final decisions.

Beach House Location

The state of Florida has over a thousand miles of beautiful coastline. When searching for the perfect Florida beach house, the first priority is narrowing the choices! Families get a completely different living experience if they choose the bustling town of West Palm Beach versus the quiet gem of Lake Worth. Is it important to have golf courses nearby? What about theater and nightlife? Are crowded beaches a problem? Answering these questions can quickly serve to narrow choices.

Using a Florida Real Estate Agent as a Resource

Once a city has been chosen, it is important to begin working with a Florida real estate agent who knows the town's ins and outs. It's best to choose a real estate agent who actually lives in the city for a better chance at finding the perfect Florida beach house. Not only will they have detailed knowledge of the city's amenities, but they will also be able to direct families to the very best beach houses available. Without the aid of a Florida real estate agent, clients are often left surfing the Internet and relying on long-distance calls.

Florida Beach House Amenities

The perfect Florida beach house for some families may have a pool or spa for cooling off. Or, it may be on the beach or walking distance to down town Lake Worth. Making a list of requirements can give clients and real estate agents a better idea of which houses would be a good fit.

It is also important, especially for families, to determine how close a potential beach house is to grocery stores, emergency rooms, schools, restaurants and of course - the beach itself! Choosing a Florida beach house with direct beach access may mean a longer drive to the grocery store. Whereas choosing to drive a bit for beach time may result in a lower asking price.

The Right Size for Your Needs

Florida beach houses come in every size from the massive mansions of Palm Beach to cozy Key West cottages. Obviously, a large family (or one expecting lots of visitors) will need to look for a home that can accommodate their needs. Likewise, a retired couple may feel completely comfortable in a small one-bedroom cottage on the beach. Finding the perfect Florida beach house becomes a lot easier when the size of the home is taken into consideration.

Home Price

In the end, it comes down to money. A client's budget will ultimately dictate which priorities are met and which are compromised when choosing the perfect Florida beach home. A cozy cottage that is just steps away from the beach may have the same exact asking price as a large 3-bedroom bungalow that is a bike ride away from the ocean. By setting a firm budget, clients can get a clear picture of their options when working with a Florida real estate agent.

By using these tools to narrow choices, a perfect Florida beach home should emerge from the hundreds of available listings.
