1. People buy from you when they know you.
2. People buy from you when they like you.

4. People buy from you when they understand what you are offering.
5. People buy from you when they believe what you are telling them
6. People buy from you when the timing is right.
When you look at these reasons closely, all of them are under your direct control. As Mortgage Professionals it is your job to convince people of your offerings, familiarize them with your service and its benefits, and present them with your knowledge and expertise.
All of your presentations, your marketing programs, your material including your website, must be personably compelling and portray a sincere feeling of trust and honesty.
Although the sixth factor...timing...is somewhat outside of your control because it involves your prospect's readiness and financial ability to take action, your follow-up or drip marketing system should place you in the correct position when the right time comes.
If you're still with us, you've probably noticed that low price (in our world, the lowest rate) is not one of the reasons people buy. Neither is low maintenance costs (in our world, low closing costs), the size of the company, the number of employees, and lots of other reasons we come up with to help us rationalize why we lost a mortgage deal to a competitor down the street.
When the unthinkable happens, you'll know exactly why you didn't get that mortgage. When you review your six (6) reasons, chances are good you missed the boat on most of them.
You control your own destiny by the actions that you take. Your efforts, your passion and, your persistence are what influence the decisions your prospects will make. Continue to improve your mortgage marketing and your approach to dealing with people. Don't give up...keep in close contact with your list...and, you'll find yourself in the perfect position when the time is right.

The truth is that even some people with great financial management skills wind up having overwhelming amounts of debt. Of course, problems with debt can be blamed on poor planning as well. Debt management is not always successful for the following reasons:
1. People lose their jobs. Job security is not what it once was, and an increasing number of people are becoming victims of downsizing or outsourcing. An unexpected job loss can be a source of financial hardship, making it difficult to pay bills for necessities, and leaving little or nothing to pay debts.
2. Health problems cause money troubles. Accidents can render people unable to work, as can a variety of illnesses. Between the lack of income and the medical bills, people whose health has taken a turn for the worse often find themselves unable to repay their debts on schedule.
3. Unexpected occurrences bring unexpected expenses. Despite careful budgeting, expenses that were never planned on can arise and leave you incapable of paying for monthly bills. Some common examples of such unexpected expenses are property damage caused by catastrophic weather events, appliances that just stop working, and pricey car repairs. These and other similar things can greatly affect your ability to work at eradicating debt.
4. Not saving enough. While not all financial woes can be completely avoided, they can indeed be made easier to deal with by being able to rely on savings to help in the case of an emergency. Sadly, many people do not see the importance of adding monthly savings to a budget. Doing so, however, is essential to successful management of debt.
Problems that cause initial debt can have a similar effect on individuals that are trying to get out of debt that has already piled up to uncontrollable levels. Debt consolidation can make such precarious situations more manageable. In the end, even consolidation is not always enough, and bankruptcy must be filed for by some.
Stopping debt from getting out of hand is the most effective form of successful debt management. Saving money for expenses that were not expected is certainly beneficial, and a financial reorganization can help if savings alone are not enough. Although regaining control over your financial situation might not be the simplest thing to do, the benefits you get from doing so are well worth the effort.
