What Is Fha Loans
Arizona FHA loans are utilized by many types of homebuyers, including those who are new to the real estate market and those who are experienced real estate investors. The reason for this is that there are many benefits in borrowing money via Arizona FHA loans which cannot be obtained when borrowing money from private mortgage lenders. Likewise, many of the requirements for borrowing FHA loans and private loans are substantially the same.
The biggest difference between the loans provided by private mortgage lenders and the money provided by FHA loans is that the Federal Housing Administration insures the bank (your lender) that if you default on your loan, they will pay the remaining balance. These loans are referred to as FHA loans not because the money is lent to you by the FHA, but because they acquire responsibility for your mortgage debt in the case you are unable to make payments anymore. This means that the bank will not be left "high and dry" in case your ability to pay your mortgage is hindered.
One of the requirements necessary to acquiring an Arizona FHA loan is a decent credit report. This is a requirement for virtually all types of home mortgage loans from all lenders, and the FHA offers few, if any exceptions to this prerequisite. You must also have a reasonable ratio of debt to income. If you have substantially more debt to pay than current income, your chances of qualifying for an Arizona FHA loan or any other type of mortgage loan is significantly less. If, however, your debt to income ratio is realistic, you will likely be able to get the money you need to purchase a home.
Since Arizona FHA loans are insured by a government agency, bank lenders are much more willing to accept a relatively small down payment for your mortgage loan. Bank lenders are also unable to penalize borrowers for paying too early. Oftentimes with private loans, penalty fees are incurred for early payment. FHA loans, however, stipulate that early payments cannot be penalized by lenders because it is taking the responsibility of loan default away from the FHA earlier than expected and necessary.
Unlike many privately provided mortgage loans, Arizona FHA mortgage loans are often assumable by other parties. If you're unfamiliar with the term "assumable," it simply means that someone who used an Arizona FHA loan to purchase their home can easily transfer the mortgage and the remainder of the loan to another buyer in the instance they sell the property. This is a significant advantage to obtaining an entirely new loan with higher interest rates. FHA borrowers are generally happy with the choice they made to get an Arizona FHA loan for their home.
