Design A Home Plan

To plan means to take the necessary steps to make the dream of owning a house a reality. A person can start by working hard and plotting his career or business moves so that he can save up for his dream home. Once he has saved enough money, he can commission an architect or a designer to plan his home.



Having someone create a plan for the ideal home would be one step nearer to that dream of owning a home someday. A person who is creative enough can even create a plan for his own home so that he is personally responsible for the design of his home.

A home plan is necessary even if a person still has to save up for the construction of his home. It would be ideal if he already has a lot where he plans to build his home because the commissioned architect or designer can already create an exact plan for his home. With a concrete home plan, he can introduce piecemeal improvements leading to the actual home design.

It is also important to have a home plan created in advance so that the owner can estimate the expenses that would be required in constructing the dream home. He can buy materials like cement ahead of time when prices are low. The improvements can also be made on an installment basis without destroying the entire look or home plan.

A home owner who is planning to commission or design a home plan should be wary of at least five home plan mistakes that can be committed knowingly or unknowingly and that can destroy the entire home plan. These mistakes can be costly because they can partially or totally put to waste all the improvements made on the home.

Being aware of the five common home plan mistakes can serve as a warning to anyone planning to create a home plan. He should review these mistakes and make sure he does not commit them in his home plan to avoid waste of time, money, and other resources.

Here are at least five common home plan mistakes that everyone should take note of so they can avoid committing them in the future -

1. Creating or commissioning a home plan without consulting the neighborhood or local government rules

-committing this home plan mistake can most often be fatal. There is no turning back once the home plan has been completed and money has been paid to the designer or the architect, What if the home owner has already introduced piecemeal improvements on his home only to find out that the design does not conform to the neighborhood or subdivision rules? There are neighborhoods, particularly exclusive neighborhoods that impose design and other restrictions on houses. It is best to consult the authorities concerned before starting the home plan to avoid costly mistakes later on.

2. Starting a house plan without taking into consideration the size and the location of the lot on that the home is to be built

-This mistake can also be very costly because the home owner may have commissioned a home plan that requires a larger space than what he actually has or owns. This would be disastrous because major adjustments would have to be made on the scaling of the home plan. Better if the home plan is for a small lot because he can just make additional wings or he has an option to construct a gazebo or a garden.

3. Creating a home plan that is beyond the financial capacity of the home owner

-Any person can dream big but if he wants his dream to become a reality, he should also adjust his dreams based on what he has and what he can do. If the home plan is worth ten million and the earning or saving capacity of the person is less than that then the plan may just remain a dream. Make a modest home plan that is suited to your financial capacity. Of course, you can be lucky and win the lottery in the future but that is far off. For now, stick to reality and be modest.

4. Scrimping on the home plan expenses by getting the services of non-professionals

-Everyone has to work on a budget but make sure you do not unreasonably scrimp on the expenses for the home plan because it might turn out disadvantageous later on. Getting the services of professional designers to create the home plan will not be cheap but they know what they are doing so they are worth their fees. Any person would not want to live in a home that has not been designed properly or that is defective. Non-professionals may offer cheaper rates but you will later on realize that you just got what you paid for.

5. Relying on the opinion and decision of the designer without doing your own research

-Professional designers are of course the experts in creating a home plan but do not agree with everything they say without doing your own research. Talking to other people who know about home plan or who may have experience preparing a home plan for their homes can do you good in deciding that option is best for your home.

Creating a home plan is not an easy thing and any home owner can commit mistakes along the way. Of course, knowing some of them can help the homeowner avoid some home plan mistakes.

You should know all of the following before deciding on a home plan:

1. Do the plans or blueprints include the electrical and the plumbing? ? The rough plumbing should be included in the plans. It should have a detailed presentation of the pipes and where they come into the house. The electrical lightings and outlets should be included.

2. How will I customize my plans? If you want to customize your plans, you can buy a reproducible master copy printed on erasable paper. This erasable paper will allow you to make changes. You can ask your local draftsman or engineer to make changes for the plan and layout. This will also allow you to reproduce copies of the plan after the changes have been made. Customizing your plan is often necessary to make your plan perfect for your individual tastes.

3. What are the things included in the blueprints? ? Of course a blueprint should be well detailed. It should include:

a. Foundation plan ? a foundation plan shows how the foundations are built. This is where the thickness of the foundation walls are emphasized including the spacing, floor joint sizes, column locations, furnace, water and heater locations, plumbing, windows, doors and other miscellaneous details that are related to the basement and foundation.

b. Coversheet ? a coversheet is a representation of the house when it is built. A coversheet may not be compulsory for a home plan but it would be better if it is presented. The purpose of a coversheet is to give the owner a perspective of how the home will look after it has been constructed. This may contain the front, top, rear and side view of the house. This is important so that the owner can give suggestions.

c. Floor plans- the floor plans indicate the construction and layout of each part or floor of the house. The ones naturally included are wall sizes, room dimensions, plumbing and electrical locations, doors, windows, flooring and the structural information and the special conditions related to the floor plan.

d. Elevations- this is a representation of the exterior of the house, its size, shape of the doors and windows, size of the trim, the dimensions and the height, the depth of the foundation, shingle types and moldings, replacement of materials, the pitch of the roof, and the gutters and downspouts.

4. Are the blueprints signed and approved by the architect? ? This is very important to ensure that an architect has reviewed the blueprint and it has passed all the requirements of a home plan. You can also ask about the background of the architect who signed your home plan.

These questions are essential in choosing a home plan. Take the time to get the answers, this is your home after all.
